Regional Analysis

Regional Application Rates

The analysis of application rates by region shows that northern New Jersey has the highest application rates, followed by the central region, with the southern region of the state having the least amount. The comparison between the percent of female applicants and male applicants shows that each region has similar ratios to the statewide ratio. The statewide ratio of female-to-male applicants is .25, with northern NJ at .25, central NJ at .24, and southern NJ at .25. Therefore, regional analysis by application rates shows no significant difference in lender behavior. Table 24 and Figure 17 below offer a brief visual comparison of the number of applications for each region and support the above observations.

Regional Origination Rates

The analysis of the rates of origination by region examines what percent of females were originated per female applicants versus what percent of males were originated per male applicants. The corresponding ratio shows how females perform at achieving loan origination in comparison to their male cohorts on a regional basis.

The statewide percentage of female originations per female applicants is 79% while male originations per male applicants is 81%. The differences on a regional basis are relatively small. As the chart below shows, the regional percentages for females range between 78%-81% and for males between 79%-82%. The largest disparity falls in northern NJ with a 3% difference between genders, while central NJ shows no difference, and southern NJ shows a 1% difference. Figure 16 below shows the slight variations in percent of originations. Again, it can be concluded that analysis on a regional basis shows no significant difference in lender behavior.

On the whole, regional analysis does not appear to provide relevant insight into lender behavior. However, a chart comparing each institution’s regional origination ratios by gender can be found in the Appendix. The analysis of the outliers on a statewide basis can be useful when analyzing institution by institution performance compared to statewide norms.
