There are a total number of 331 properties in the study area totaling an area of 56
acres and an average acreage of 0.130 acres. Of all these properties, 166 are business
properties with a total acreage of 14 and an average of 0.06 acres. Table
IX presents information on the number of properties and vacancies along the two
corridors of the study area. Springfield Avenue concentrates 183 of the 331 total
properties, or 55.3%, 29 of the 39 vacant buildings, or 74.4%, and 31 of 42 vacant lands,
or 73.8%. This can be related to the fact that: (1) Springfield Avenue is a longer street
than South Orange Avenue (5780ft vs. 4860ft), (2) large areas in South Orange Avenue is
occupied by the Pabst Brewery, the High School, and the Cemetery, and (3) South Orange
Avenue also presents a more clustered composition than Springfield Avenue, with mixed use
type of land (33.1%).
